Company plans private, for-profit college dorm near Fenway Park

A London-based company that has targeted Boston for $1 billion in investments has picked a property near Fenway Park for its first private dorm project in the United States. Scape announced in October its plans to open an American headquarters in Boston’s Fort Point neighborhood. The company predicts that the Boston area will need to add beds for 16,000 undergraduate students and 3,000 graduate students by 2030. “Scape perceives the need for graduate academic accommodations in the Fenway neighborhood as particularly acute and often overlooked — and, therefore, the Project will include environments to serve the graduate-level scholars driving the City’s research and intellectual exploration,” the company wrote in a proposal submitted to the Boston Planning and Development Agency. The 15-story building now proposed for 1252-1270 Boylston St. would create accommodations for 533 students. It would also include retail space on the ground floor and a performing arts center.The proposed building would have just 15 parking spaces. According to the proposal, the Boylston Black Box is conceived as an LGBTQ-centric venue for the performing arts anchored by a 120-seat theater and operated on a not-for-profit basis. Scape, which was formed in 2017, boasts a portfolio of over 12,500 beds in operation or development in the United Kingdom, Ireland and Australia.The BPDA is currently accepting public comments on the proposal through May 12 and is scheduled to hold an Impact Advisory Group meeting in Room C101 at Simmons University’s Main College Building at 6 p.m. Wednesday. If approved, Scape hopes to commence construction in the fall and complete the building in 2021.
